Then Godrej paid for 11.36 acres of it and pencilled in ₹4,500 crore of sales value, Sobha launched at around ₹25,000 per sq ft, and suddenly every channel partner in Gurugram has a Sector 63A brochure.

Here is what is actually on the ground, what it costs, and the three numbers that most pitches for projects in Sector 63A Gurgaon leave out.

The headline number everyone quotes is misleading

Property portals put the Sector 63A average at roughly ₹15,200–15,800 per sq ft as of mid-2026, up about 5.6% over the last twelve months.

That average is real, and it is also useless for anyone shopping the new launches. It blends older low-rise and builder-floor stock trading at ₹13,350–17,600 per sq ft with brand-new high-rise inventory quoting ₹22,000–27,000. Land in the sector is being marked at ₹31,100–35,600 per sq ft.

So when a broker tells you Sector 63A “averages ₹15K”, ask which product. The gap between the two ends of this sector is nearly double.

Where Sector 63A actually is

Sector 63A sits on Golf Course Extension Road, the corridor running south-east from Sector 55–56 towards Vatika Chowk, with Sectors 63, 65 and 67 as immediate neighbours and the Southern Peripheral Road as a cross-connector to Sohna Road and NH-48.

The commute reality: Cyber City and Golf Course Road are roughly 25–30 minutes in normal traffic, materially longer in the evening peak. IGI Airport is via NH-48 or the Dwarka Expressway network. This is a genuinely well-placed sector — it just is not a ten-minute-to-office sector, and anyone selling it that way has not driven it at 6:30 pm.

Social infrastructure is the quiet strength here. DPS and The Shriram Millennium are within about 2 km; Heritage Xperiential and Radcliffe within roughly 3 km. CK Birla, Akropolis and W Pratiksha hospitals sit within about 5 km. M3M Urbana Business Park and JMD Suburbio 67 are within 3 km for anyone who works on the corridor itself.

Every major project in Sector 63A, 2026

Roughly 14 residential projects are live or launching in Sector 63A. These are the ones that matter.

Godrej Verano — the ₹4,500 crore headline

Godrej Properties bought approximately 11.36 acres here in an outright land purchase and has pegged the development’s revenue potential above ₹4,500 crore. Market expectation is a launch rate of ₹22,000–25,000 per sq ft, with 3 and 4 BHK units around 2,300–3,000 sq ft and 3 BHK tickets in the ₹5.5–6.5 crore band.

Critical caveat: as of August 2026 this project is still pre-launch. HRERA registration and the formal launch are expected in the second half of 2026, and everything above is expectation, not specification. No one can legitimately take a booking on it yet. Sobha Crescent — the price benchmark

Ultra-luxury 3 and 4 BHK apartments, with a 3 BHK of about 2,300 sq ft quoted from around ₹5.46 crore and a base rate reported near ₹25,000 per sq ft. Sobha’s build quality is the pitch, and this launch is what reset the corridor’s asking prices in Sector 63A.

TARC Ishva — the tallest bet

Roughly 7 acres, five towers at G+40, about 400 apartments. Quoted at approximately ₹6.8 crore for a 3 BHK and ₹8.5 crore for a 4 BHK, with possession reported for December 2029. If you buy here, you are buying a 2029–2030 handover and a view of the Aravallis, not a home for next year.

Birla Navya — the low-rise alternative

Birla Estates’ 47.54-acre development across five pockets, including the Avik phase, offering 3 BHK and 4 BHK formats. It is IGBC Gold pre-certified and is one of the few large-format low-rise floor products in this micro-market — relevant if you want floor living without giving up an organised society.

Anant Raj The Estate Residences

Silverglades The Legacy and the boutique floors

Silverglades The Legacy offers 3 and 4 BHK homes in the sector. Alongside it sits a thinner layer of boutique low-rise stock — Guliani’s Horizon Floors, for instance, has 1,620 sq ft 3 BHK units quoted around ₹2.80 crore with completion pencilled for mid-2026. This is where the sector’s genuine entry point sits, roughly half the ticket of the tower launches.

The metro question — answer honestly, because most listings do not

There is no operational metro station in Sector 63A. Residents drive to the Rapid Metro at Sector 55–56.

A Golf Course Extension Road corridor has been in planning, and HMRTC has moved on DPR preparation for links including a 3.6 km Golf Course Extension Road–Sector 5 connection and a Bhondsi–Gurugram railway station corridor, with RITES appointed to prepare the reports. That is DPR stage. There is no sanctioned alignment, no construction, and no operational date.

Treat corridor metro as an upside that may arrive, not a feature you are paying for today. Anyone pricing a Sector 63A unit as “metro-connected” in 2026 is pricing a press release.

The yield math nobody puts on the brochure

Three BHK rentals in the Golf Course Extension Road belt, including Sector 63A, typically run ₹55,000–90,000 a month.

Run that against a ₹6 crore apartment. Even at ₹90,000 a month, that is ₹10.8 lakh a year — a gross yield under 2%, before maintenance and vacancy. Gurugram’s citywide residential yield sits around 3.5–4.5%, and the premium tower segment sits well below it.

The honest conclusion: Sector 63A new-launch high-rises are a capital appreciation play and a lifestyle purchase. They are not a rental income product. If income is the objective, the older low-rise stock at ₹13,000–17,000 per sq ft does considerably better arithmetic.

Builder floors in 63A and the Stilt+4 freeze

Sector 63A does carry independent floor stock, and it is the cheapest way into the sector. But before you sign anything on a fourth floor, understand where Haryana’s Stilt+4 policy currently stands.

On 2 April 2026, the Punjab and Haryana High Court passed an interim order in Sunil Singh v. State of Haryana (CWP PIL 212 of 2024) staying the operation of the state’s 2 July 2024 Stilt+4 policy, citing infrastructure load and public safety — the bench noted internal roads as narrow as 12–15 feet in parts of Gurugram. The stay was subsequently extended, and the Town and Country Planning Department has directed action against unauthorised use, occupation or construction on stilt floors.

This is a stay, not a permanent ban. But fresh S+4 approvals are frozen, and that creates genuine resale-value uncertainty specifically on fourth-floor units. Who Sector 63A actually suits

Buy here if you are an end-user family with a ₹5 crore-plus budget who values the school and hospital cluster, wants a newer address than DLF Phase 5, and can wait until 2029 for possession. Or if you are a floor buyer who can get in around ₹2.8–3.5 crore before the tower launches drag the whole sector’s rate card upward.

Think twice if you need rental income, need possession inside two years, or are buying purely on the metro story. Also think twice if you cannot absorb a stalled handover — most of the sector’s inventory is under construction, and a 2029 possession date is a long exposure.

Before you pay a rupee: the Sector 63A checklist

  • Verify HRERA registration on the HARERA Gurugram portal — free, takes two minutes, and pre-launch projects like Godrej Verano legally cannot take bookings until registered.
  • Check the DTCP licence for the colony and the sanctioned building plan, particularly on independent floors.
  • Confirm the current Stilt+4 position if the unit is a fourth floor.
  • Budget the transaction costs: stamp duty is 7% for a male buyer in a municipal area, 5% for a female buyer, plus 1% registration. On a ₹6 crore apartment that is roughly ₹42 lakh in stamp duty alone.
  • Remember GST applies to under-construction purchases and not to ready or resale — a material difference on a 2029-possession booking.
  • Ask for the price on carpet area, not super area, when comparing two projects.

The verdict

Sector 63A is doing what Sector 58 did five years ago: converting from “the road out of town” into a priced-in luxury address, driven by developer commitment rather than by infrastructure that has actually been delivered. The same pattern is visible one sector up at Oberoi 360 North in Sector 58.

If you are an end-user with time and a ₹5 crore-plus budget, the schools, the hospitals and the corridor position justify the ticket. If you are an investor, the interesting trade is not the ₹6 crore tower unit at sub-2% yield — it is the older low-rise stock at ₹13,000–17,000 per sq ft that the new launches are dragging upward.
