In March 2026, Godrej Properties disclosed the outright purchase of roughly 11.36 acres in Sector 63A, Gurgaon, on Golf Course Extension Road, with an estimated revenue potential of about ₹4,500 crore. The project name circulating for this development — Godrej Verano — appears in HARERA-indexed material referencing an application for a residential colony in the revenue estate of Village Ullawas, Sector 63A. Godrej Properties itself has not publicly confirmed the project name in its own investor disclosures, so we treat “Verano” as widely used but developer-unconfirmed nomenclature.
For months, price, floor plan, configuration and launch details existed only as informal, channel-partner-disclosed figures. That changed in August 2026, as the update below explains.
Sector 63A occupies the northern stretch of Golf Course Extension Road, close to where the corridor splits off Golf Course Road around Sectors 55–56. That puts it nearer the established Golf Course Road spine, the existing metro network and the Sector 53–54 retail and office cluster than the newer southern end of the corridor. Golf Course Road, NH-48, Sohna Road and the Southern Peripheral Road are all within reasonable driving distance, though exact commute times depend heavily on time of day and should be checked in person rather than taken from a brochure.
The sector already carries other premium supply, including Anant Raj The Estate Residences and Sobha Crescent, so it isn’t a blank canvas — it’s an established, actively developing luxury micro-market.
Update, 24 August 2026: Public HARERA Gurugram project records now show this project registered on 11 August 2026, under registration number RC/REP/HARERA/GGM/1081/813/2026/53, covering 624 residential units and six commercial units across 9.6532 of the 11.35625 licensed acres, valid to 2 June 2033. A registered project can lawfully accept bookings against a filed price list. That is a materially different legal position from the pre-registration status this page described earlier in August — but registration is not the same thing as an official, published Godrej Properties rate card, which still does not exist as of this update. The most granular pricing available remains a channel-partner-disclosed figure. Confirm the current registration and any officially filed pricing directly on the HARERA Gurugram portal before relying on any number, including ours. Godrej Properties has been India’s largest listed residential developer by booking value and collections for two consecutive years, with CY25 booking value of ₹34,171 crore.
