This guide sticks to configurations, sizes and prices that are actually documented — either through a HARERA registration or a developer’s own published pricing — and is explicit about the one high-profile project on this list, Godrej Verano, that currently has neither.
If you need a 3 BHK today with a declared possession date, Sobha Crescent in Sector 63A is the most directly documented option. If you want a large-format 4 BHK and can accept a resale transaction, DLF The Arbour offers the biggest, most established secondary market. If budget stretches further, Oberoi 360 North in Sector 58 offers the largest formats on the corridor, at a price to match. Godrej Verano may eventually compete in this set, but has published no configuration, size or price as of August 2026.

Three-bedroom options on this corridor are genuinely scarcer than four-bedroom ones — most of the recent branded launches here have skewed toward larger formats. Sobha Crescent is currently the clearest documented 3 BHK option in Sector 63A specifically, with RERA carpet areas starting around 2,277 sq ft. M3M Golf Estate, a sector further south, also offers 3 BHK stock and has the advantage of being delivered or near-delivered, meaning what you view is close to what you’d move into, rather than a floor plan on paper.
If Godrej Verano does launch with the 3 BHK component that some unofficial listings mention, it would add a third name to this list — but until a floor plan is published, that remains a possibility, not an option you can currently shortlist.
Four-bedroom configurations dominate GCER’s recent luxury supply, and the range is wide: Sobha Crescent’s roughly 2,966 sq ft 4 BHK sits at the more accessible end, DLF The Arbour’s single ~3,900 sq ft format occupies the middle, and Oberoi 360 North’s 4 BHK-plus-servant units, running to 8,500 sq ft in some listings, sit at the very top of the corridor’s size and price range.
The practical decision for a 4 BHK buyer here is less about finding a 4 BHK — there are several — and more about matching size, price band and construction stage to your actual needs. A resale unit at The Arbour gets you an existing, registered asset with a fixed possession date. A fresh launch like Sobha Crescent gets you a lower entry size and price but a longer wait. Oberoi 360 North gets you significantly more space at a price point that competes with trophy addresses on the original Golf Course Road rather than with the rest of GCER.
Godrej’s 11.36-acre Sector 63A parcel sits in the same immediate area as Sobha Crescent, and the ~₹4,500 crore revenue potential Godrej has disclosed implies a premium-tier price, likely in the same broad band as Sobha’s ~₹25,000 per sq ft or higher, rather than a discount to it. Beyond that, nothing about configuration mix, unit sizes or exact pricing can be responsibly stated. Some listings mention 3 and 4 BHK; others describe 3.5 and 4.5 BHK — a distinction that matters for buyers with a specific size in mind, and one that only the developer’s own floor plans will resolve. Based on currently published pricing, Sobha Crescent and M3M Golf Estate sit closer to the corridor’s typical ₹20,000–25,000 per sq ft band, while Oberoi 360 North prices meaningfully above it. “Best value” depends on how much weight you put on brand, size and construction stage versus headline rate.
