Godrej Verano vs Birla Navya, Sector 63A Gurgaon (2026)

Last updated: 14 August 2026.

Sector 63A now has two very different Birla and Godrej propositions sitting within the same few kilometres, and buyers keep asking how they compare. The honest answer is that they aren’t really competing for the same unit yet — one is a low-rise independent-floor township already under construction, the other is an undeveloped high-rise land parcel with nothing published. Our running record of what Godrej has officially confirmed sets out how little that second column actually contains.

This page compares what is genuinely verifiable about each project, and is most useful read alongside our Godrej Verano vs Sobha Crescent and Godrej Verano vs DLF The Arbour comparisons, since between the three you get a reasonably complete picture of what’s actually documented in Sector 63A right now.

Birla Navya figures are drawn from listing portals (99acres, Square Yards and similar) rather than a HARERA certificate we opened directly, so treat the registration number and completion date as reported, not independently verified by us — confirm both yourself on the HARERA Gurugram database before relying on them. Godrej Verano’s channel-partner figures are covered in more depth in our price list guide.

These Are Different Products, Not Just Different Prices

The comparison that matters most here isn’t price — it’s format. Birla Navya is being sold as independent floors: low-rise, typically four floors per building, each unit with its own entrance and often a basement or terrace. That’s a fundamentally different ownership and lifestyle proposition from a high-rise tower, closer to what Gurugram buyers know from builder-floor micro-markets than from apartment towers. Godrej’s Sector 63A land, by contrast, has been disclosed as a mix of low-rise and high-rise — leaning toward the tower format that Godrej Astra and Godrej Aristocrat represent elsewhere in Gurugram.

If you are choosing between the two on lifestyle grounds rather than price, the honest first question is not “which is better” but “do you want a tower or an independent floor.” Our high-rise versus low-rise comparison works through that trade-off in general terms, and it applies directly here.

Scale and Positioning

Birla Navya’s reported ~48.92 acres makes it more than four times the size of Godrej’s 11.36-acre parcel, spread across five phases rather than one contiguous development. That scale supports a genuine low-density township feel — more internal roads, more distance between buildings — which is part of the independent-floor pitch. It also means Birla Navya’s overall unit count is reported in the region of 1,000 units across all phases, a much larger absorption base than Godrej’s land can support.

Godrej’s smaller, single parcel supports the opposite pitch: a more concentrated, single-phase development where the full amenity package and management is unified from day one, rather than phased in over several years alongside ongoing construction next door — a real consideration for early Birla Navya phase buyers, since later phases will be under construction while earlier ones are occupied.

What Birla Navya’s Reported Pricing Tells You About the Sector

Birla Navya’s reported entry pricing — roughly ₹3.18 Cr for a 3BHK independent floor — sits well below Godrej Verano’s channel-partner disclosed ₹5.91 Cr for a similarly labelled 3 BHK. That gap is real, but it is not a like-for-like comparison: independent floors and high-rise apartments carry different land-share, maintenance and construction economics, and Birla Navya’s per-unit land share is inherently different from a multi-tower high-rise on a smaller, denser parcel. Comparing the two on price per unit without adjusting for format will mislead you. A cleaner cross-check, when both projects publish carpet-area figures, is price per square foot on carpet area — which is not yet possible for Godrej Verano.

Which One Suits Which Buyer

If you are… The sensible read today
Wanting an independent floor with your own entrance, not a shared tower Birla Navya is the only one of the two offering that format at all
Specifically wanting a high-rise tower with tower-style amenities Neither is confirmed yet, but Godrej’s disclosed format leans that way — wait for details
Needing a firm possession date to plan around Birla Navya, if the reported June 2027 completion checks out on the certificate
Prioritising a single, unified development over a multi-phase township Godrej’s smaller single parcel fits this better, once it actually launches
Working with a tight, verified budget under ₹4 crore Birla Navya’s reported entry pricing is the only one of the two in that range

What We Could Not Verify

In the interest of the same honesty we apply to Godrej’s side of this comparison: we did not independently open Birla Navya’s HARERA certificate, and we are relying on portal-reported figures for its registration number, price and completion date. Multiple listing portals converge on similar numbers, which is reassuring but not the same as verification. If Birla Navya matters to your decision, pull the actual certificate from the HARERA Gurugram database yourself before treating any of these figures as final — exactly the discipline our buyer’s due-diligence checklist recommends for any Gurugram purchase.

Frequently Asked Questions

Is Birla Navya better than Godrej Verano?

They aren’t comparable products yet. Birla Navya is a reportedly registered, low-rise independent-floor development with a stated completion date; Godrej Verano is an unregistered high-rise land parcel with no published price or plans. “Better” depends on format preference and cannot be judged product-to-product until Godrej publishes something.

Are Birla Navya and Godrej Verano in the same location?

Both are associated with Sector 63A, Gurgaon, on or near the Golf Course Extension Road corridor, though they occupy different, non-adjoining land parcels within the sector.

What is the price difference between Birla Navya and Godrej Verano?

Reported Birla Navya entry pricing starts near ₹3.18 Cr for a 3BHK independent floor. Godrej Verano’s channel-partner disclosed indicative pricing starts near ₹5.91 Cr for a 3 BHK apartment. The formats differ enough that a direct rupee comparison is misleading without adjusting for land share and construction type.

Is Birla Navya RERA registered?

Portals report a HARERA registration number and a June 2027 completion date for Birla Navya. We have not independently verified this against the certificate and recommend checking the HARERA Gurugram database directly before relying on it.

Does Birla Navya offer apartments or independent floors?

Birla Navya is reported as a low-rise independent-floor product across multiple phases, not high-rise apartments — a materially different ownership and lifestyle format from what Godrej has indicated for its Sector 63A land.

Which is a safer purchase right now, Birla Navya or Godrej Verano?

On documentation alone, a project with a reported RERA registration and completion date carries less near-term regulatory risk than an unregistered one. That said, always verify the specific certificate yourself — reported figures from listing portals are not a substitute for the HARERA filing.

Where This Leaves You

These two projects are being compared mainly because they share a sector, not because they’re competing for the same buyer. If you want a tower-style luxury apartment from a major developer and are prepared to wait for Godrej to publish anything, this comparison tells you little you can act on today. If you want a low-rise independent floor with a nearer-term, checkable completion date, Birla Navya is worth your own direct verification. Either way, the corridor’s fuller picture — pricing, connectivity and every other documented project — is in our Sector 63A location and connectivity guide.
