Our Godrej Verano risk analysis explains what can go wrong if you pay money before the project is registered. This page is the practical companion to that: a step-by-step checklist for what to actually verify, in what order, and where to check each item yourself — whether that moment arrives next month or next year.
Nothing here is specific to Godrej being untrustworthy. This is the same discipline any serious buyer should apply to any Gurugram pre-launch, and it is exactly the sequence our confirmed-facts tracker uses to separate record from rumour.
This is the gate. Under Section 3(1) of the RERA Act, no promoter can legally advertise, market, book or sell any unit before HARERA registration is granted. As of August 2026, no registration number for Godrej’s Sector 63A project has been publicly confirmed — only an application/public-notice stage.
What to do: search the project name and “Godrej Properties” directly on the HARERA Gurugram registered-projects database (haryanarera.gov.in). A live registration will show a certificate number, the promoter entity, the licensed area and a declared completion date. If you cannot find it there yourself, do not accept a number quoted verbally or on a brochure.
The entity named on the RERA certificate should be the exact legal entity you are asked to pay. Godrej Properties operates project-specific subsidiary entities in some cities; confirm the registered promoter name matches whatever entity appears on any payment instruction, allotment letter or agreement you’re shown.
A licence number circulating for this project (cited on some channel-partner pages as Licence No. 129 of 2025) has not been independently verified by us. Before relying on any licence number, confirm it directly with DTCP Haryana, checking that the licensed area matches the 11.36 acres Godrej itself disclosed and that the licence is held by the correct promoter entity.
A marketing render is not a sanctioned plan. Ask specifically for the building-plan approval memo number and date. This is the document that fixes tower count, height and layout — none of which Godrej has announced publicly as of this writing.
Once registered, a project carries a legally binding completion date on its RERA certificate. Do not accept a verbal possession estimate as a substitute. If a salesperson quotes a year, ask them to point to where that date appears on the registration itself.
Registered projects must hold 70% of collections in a designated account, released only against certified construction progress. Ask, in writing, which account any payment would go to, and confirm it is the project-specific RERA escrow account — not a general company account or an intermediary’s account.
A construction-linked payment plan tied to verifiable milestones is standard for a registered project. Before paying anything, get the full schedule in writing, along with the cancellation and forfeiture terms — and check those terms against what HARERA has held to be reasonable in other cases, rather than accepting whatever is printed as automatically fair.
RERA requires pricing to be quoted on carpet area, with the loading factor to saleable/super area disclosed separately. If you’re quoted a rate without a stated carpet-to-super-area loading, ask for it explicitly — it can change the effective per-sq-ft price materially.
Save every brochure, advertisement, WhatsApp message and price sheet you receive during the sales process, with dates. HARERA has consistently treated promoter advertising as material evidence in disputes, and a saved screenshot has settled more disagreements than most buyers expect it to.
Before paying anything, have someone outside the sales process — an independent advisor, not the channel partner selling you the unit — verify the registration number, the promoter entity and the licence independently. This is the single check most likely to catch a discrepancy the sales process itself would never surface.
| # | Check | Where to verify |
|---|---|---|
| 1 | HARERA registration number | haryanarera.gov.in, registered projects database |
| 2 | Promoter entity match | RERA certificate vs. your payment instruction |
| 3 | DTCP licence | DTCP Haryana directly |
| 4 | Sanctioned building plans | Approval memo number and date, not a render |
| 5 | Declared completion date | RERA certificate, not a verbal quote |
| 6 | Escrow account | Written confirmation of the project-specific RERA account |
| 7 | Payment plan & cancellation terms | In writing, before any payment |
| 8 | Carpet area basis | Loading factor disclosed explicitly |
| 9 | Document trail | Save everything, dated |
| 10 | Independent verification | Someone outside the sales process |
As of August 2026, step 1 alone ends the process for Godrej Verano — there is no registration to find. That is not a reason to stop paying attention to the project; it is the reason to keep this checklist bookmarked rather than acting on any offer made before registration exists. Our buyer-fit guide covers who should be waiting for that moment versus who should be looking at registered alternatives, like Sobha Crescent, right now.
Whether it has a HARERA registration number, verified directly on haryanarera.gov.in. Nothing else on this checklist matters until that exists, because no unit can lawfully be sold before registration.
No. A licence is one step in the sequence, not the final one. RERA registration, sanctioned building plans, and an escrow account are separate confirmations that all need to exist before a purchase is safe.
Decline, or at minimum verify registration independently before proceeding. Section 3(1) of the RERA Act prohibits selling an unregistered project, and any payment made now sits outside escrow protection.
Search the project name and promoter directly on the HARERA Gurugram registered-projects database at haryanarera.gov.in. A genuine registration will show the certificate number, licensed area, promoter entity and declared completion date.
Yes, and specifically one who is not the party selling you the unit. An independent check of the registration number, promoter entity and licence catches discrepancies the sales process itself is unlikely to surface.
