There is no price list for DLF The Camellias. The project sold out, DLF has no inventory left, and every transaction since has been a privately negotiated resale between two parties with their own reasons for doing the deal. That makes “what does a Camellias flat cost” a harder question than it looks — and it makes the answer more dependent on who is telling you.
Here is what the reported data supports as of mid-2026, what it does not, and where the published numbers are likely to mislead you.
| Configuration | Approximate size | Reported resale range (2026) |
|---|---|---|
| 4 BHK | ~7,200 – 7,400 sq ft | ₹65 – 75 Cr |
| 5 BHK | ~9,000 – 11,000 sq ft | ₹75 – 100 Cr+ |
| 6 BHK | ~11,000+ sq ft | ₹100 Cr and above |
| Penthouse | ~13,000 – 16,290 sq ft | ₹150 Cr – ₹190 Cr+ |
On a per-square-foot basis that works out to roughly ₹85,000 to ₹1,00,000 and above, with golf-facing units and higher floors sitting at the top of the band and road-facing lower floors at the bottom.
The useful sanity check: 7,200 sq ft at ₹90,000 per sq ft is ₹64.8 crore, which lands almost exactly on the reported ₹65 crore entry point. Two independently derived numbers agreeing is worth more than either on its own, and it suggests the band above is broadly real rather than listing-page optimism.
You will see two numbers quoted constantly in coverage of this project.
The first is the ₹190 crore penthouse sale in December 2024 — a 16,290 sq ft unit, reported as India’s highest-value apartment transaction. Do the arithmetic and that is about ₹1.17 lakh per sq ft. Some outlets have reported the per-square-foot figure as ₹1.8 lakh, which does not reconcile with the headline price and unit size; treat the derived ₹1.17 lakh as the more defensible number.
The second is a reported ₹270 crore across four registrations in September 2025.
Both are real. Neither tells you what your unit is worth. Penthouse deals generate press coverage precisely because they are exceptional — there are only 14 penthouses in a 429-unit project. Using them to price a 7,200 sq ft 4 BHK is like pricing a family sedan off a supercar auction result. The direction is right; the level is not.
What you want instead is a spread of recently registered transactions in your specific size band, tower and stack. That data exists at the sub-registrar; it is just not published anywhere convenient. It is the single most valuable thing an advisor can bring to a negotiation here.
Camellias launched in the early-to-mid 2010s at a price widely reported around ₹22,000–23,000 per sq ft. We have not found an authoritative primary-source brochure confirming that exactly, so treat it as approximate — but even at the low end of plausibility, current pricing represents something close to a fourfold move over roughly a decade.
Three things drove it, in rough order of importance:
Scarcity that cannot be manufactured. DLF is not building more golf-facing towers in Phase 5. There is no land. Any future ultra-luxury supply in Gurugram is somewhere else, which means it competes on product rather than on this specific view.
A step-change in the ceiling. The ₹190 crore transaction reset what buyers and sellers in this segment consider possible. Anchoring is a real force in thin markets.
Broader NCR ultra-luxury demand, from resident promoter families, senior corporate buyers and NRIs, running well ahead of supply at this price point.
What is worth watching is DLF’s own newer product. The Dahlias reportedly booked over ₹13,000 crore in FY25. New flagship inventory competes for the same buyer, and a buyer choosing between a decade-old trophy and a brand-new one is a different competitive dynamic than Camellias faced for most of its run.
On a ₹70 crore purchase the incidentals are not incidental.
| Project | Per sq ft (2026) | Reported resale range |
|---|---|---|
| DLF The Camellias | ~₹85,000 – ₹1,00,000+ | ₹65 Cr – ₹200 Cr+ |
| DLF The Magnolias | ~₹70,000 – ₹71,150 | ₹42 Cr – ₹85 Cr |
| DLF The Aralias | ~₹40,000 – ₹45,000 | ₹25 Cr – ₹45 Cr |
Camellias is the clear price leader on this stretch, and the premium over its own DLF siblings is larger than the premium over the general market. We have covered both comparisons in detail — Camellias against Magnolias, where the yield picture reverses sharply, and Camellias against Aralias, where the gap is roughly double.
Within the band, the spread between a good unit and an average one is wide:
Reported resale transactions for 4 BHK units of roughly 7,200–7,400 sq ft run from about ₹65 crore to ₹75 crore as of mid-2026. That works out to roughly ₹90,000 per sq ft. Golf-facing and higher-floor units sit at the top of that range; road-facing lower floors at the bottom.
Approximately ₹85,000 to ₹1,00,000 and above per sq ft in 2026 resale transactions. The December 2024 record penthouse sale of ₹190 crore for 16,290 sq ft implies about ₹1.17 lakh per sq ft, which represents the ceiling rather than the typical rate.
No. The project is fully sold out and ready to move, so there is no builder inventory and no published price list. Every purchase is a resale negotiated individually with an existing owner, which means pricing depends heavily on access to registered comparable transactions.
Widely reported around ₹22,000–₹23,000 per sq ft at launch in the early-to-mid 2010s, though we could not confirm this against a primary-source brochure. Against current resale rates that implies roughly a fourfold increase over about a decade.
No authoritative current figure is available from public sources. Given the roughly 160,000 sq ft clubhouse and the amenity load across 429 units, expect charges well above anything comparable in Gurugram. Confirm the exact figure in writing with the resident welfare association before purchasing.
Budget ₹65 crore as a realistic floor for entry, and treat every published number — including the ones in this article — as a starting point for a conversation rather than a quote. In a project where a few dozen transactions a year set the market, the difference between a fair price and an expensive one comes down almost entirely to whether you can see what comparable units actually registered at.
The full picture on the project, including RERA status, floor plans, amenities and the investment case, is in our complete DLF Camellias guide.
If you are evaluating a specific unit, we can pull registered transaction values for that tower and stack and give you a read on where the seller is likely to land rather than where they have started. Reach us through our contact page.
All pricing is indicative, drawn from reported transactions and listing data as of mid-2026, and changes deal by deal. Confirm current figures, RERA status and maintenance charges independently before transacting.
