Once an NRI has decided to buy in Gurgaon, the next question is almost always “which part of Gurgaon?” — and that matters more here than in most cities, because Gurgaon isn’t one market. Golf Course Road and a New Gurgaon sector fifteen kilometres away serve completely different buyers, at completely different price points, for completely different reasons. This guide compares Gurgaon’s main residential corridors on the things that actually affect an NRI buyer’s decision, then gives you a simple framework for matching your priority to a location.
If you haven’t yet worked through the buying process itself, start with our complete NRI property-buying guide for Gurgaon. If you’re still deciding whether Gurgaon is the right city at all, see our honest look at Gurgaon as an investment for NRIs.
Gurgaon’s oldest and most established high-income corridor, anchored by DLF’s ultra-luxury towers and running through some of the city’s most walkable, tree-lined sectors. It sits close to Cyber City and MG Road’s commercial hubs, and connectivity to Delhi and IGI Airport is mature rather than aspirational — the roads, metro access and social infrastructure here have had two decades to settle in.
Residential formats range from independent builder floors to some of India’s most expensive apartment towers, with very little in between at the budget end. End-user demand is strong and largely driven by senior executives and established business families who want a finished, low-uncertainty address; rental demand from corporate tenants is consistently the best in the city. The trade-off is entry price — this is Gurgaon’s most expensive corridor by a wide margin, and stock genuinely available for sale is limited. For a fuller sense of the price bands here, see our Golf Course Road builder floors guide.
Best suited to: NRIs buying a family home for eventual return, or those specifically seeking a luxury or ultra-luxury address with strong resale liquidity and rental demand.

The newer, still-maturing extension of the same broad corridor, running further south. Sector 63A at its northern end is the most established stretch; sectors further along are still filling in. Connectivity to Golf Course Road proper and Sohna Road is good; a proposed metro DPR (Sector 56–Panchgaon) would materially improve this if and when it’s built — treat it as a future catalyst, not a current fact on the ground.
This is where most of Gurgaon’s current ultra-luxury launches are concentrated — large-format towers with international branding partners, sitting alongside older, more accessible high-rise stock. It suits buyers who want a newer product than Golf Course Road proper offers, at what is often (though not always) a lower entry point, in exchange for accepting that some of the surrounding infrastructure and social ecosystem is still under construction. See our Sector 63A connectivity guide and GCER builder floors guide for the detail.
Best suited to: NRIs comfortable buying into a still-developing but well-capitalised corridor, particularly those drawn to newer ultra-luxury launches.
Gurgaon’s most airport-oriented corridor, running toward IGI Airport and Delhi’s Dwarka sub-city, with the Global City commercial project acting as a long-term demand catalyst for the surrounding sectors. The expressway itself is largely complete, which has been the single biggest driver of this corridor’s growth over the last several years; a proposed Dwarka Expressway/IGI Airport tunnel would shorten travel time further if completed.
The product mix here spans large integrated townships with branded residences down to independent floors, generally at a lower entry price than Golf Course Road for a comparable unit size. It’s a genuinely strong fit for airport-frequent NRIs — anyone who flies in and out often will feel the difference — but it’s also one of Gurgaon’s more actively-launching corridors, which means more competing supply and a longer wait for some social infrastructure (schools, hospitals, retail) to fully mature around newer sectors. Our Dwarka Expressway builder floors guide and growth corridor overview go deeper.
Best suited to: NRIs who value airport proximity above most other factors, and investors comfortable with a still-growing supply pipeline.
A well-established residential and commercial corridor running south from central Gurgaon toward Sohna, benefiting from the Sohna Elevated Corridor, which has reduced a longstanding bottleneck on this stretch. It’s more affordable than Golf Course Road for comparable configurations, with a wide mix of apartments, independent floors and plotted development.
End-user demand here is driven heavily by families wanting more space for the money and reasonable proximity to central Gurgaon’s schools and workplaces, rather than by the trophy-address motivations that dominate Golf Course Road. That makes it a sound rental and end-use market, though it’s not where you’d look for the fastest capital appreciation or the deepest resale liquidity at the very top end. See our Sohna Road builder floors guide.
Best suited to: NRIs prioritising family living and steady rental demand over maximum appreciation or brand prestige.
SPR connects Golf Course Extension Road to Sohna Road and NH-48, and has attracted heavy infrastructure investment in recent years, including a long-discussed elevated corridor whose detailed project report (DPR) has been restarted by GMDA — worth tracking as a status, not assuming as delivered. The corridor mixes premium residential launches with commercial and retail development, and has drawn some of Gurgaon’s most aggressive recent price appreciation, which cuts both ways: strong for existing owners, a real question for anyone buying at today’s entry point about how much of the infrastructure story is already priced in. Our SPR builder floors guide and elevated corridor status update cover the specifics.
Best suited to: Investors comfortable underwriting infrastructure that is real but not yet fully delivered, in exchange for a lower entry point than Golf Course Road/GCER.
The newest and most affordable end of Gurgaon’s planned development, running along Dwarka Expressway and NH-48. Sectors 81–86 have integrated townships from large developers; 88–89 are developing as a commercial and business-park hub; 90–95 remain earlier-stage. A metro extension into New Gurgaon has been discussed but is not yet built — treat it as upside, not a given.
This is Gurgaon’s entry-level tier by land and unit price, and it’s where several large developers have recently made significant land acquisitions, which says something about where supply is heading over the next several years. It suits NRIs prioritising affordability and long-run appreciation potential over immediate finished infrastructure or established social ecosystems — schools, hospitals and retail here are still catching up to the residential development. Our fastest-growing corridors guide covers this in more depth.
Best suited to: Long-horizon investors and younger NRI buyers prioritising affordability, who can tolerate a longer runway before the surrounding infrastructure fully matures.

The original, fully-built-out Gurgaon — DLF’s Phase 1 through 5, Sushant Lok, and the older HUDA sectors closer to MG Road and Old Delhi Road. Infrastructure and social amenities here are the most mature in the city; there’s very little land left to develop, so most opportunity is in resale independent floors and older apartment stock rather than new launches. It’s a stable, lower-drama market rather than a growth story.
Best suited to: NRIs who want a finished, walkable, established neighbourhood over a growth trade, particularly for eventual self-occupation.

None of these are guarantees — they’re a starting shortlist based on how each corridor currently behaves. Infrastructure timelines slip, developer execution varies within the same corridor, and “emerging” areas sometimes stay emerging for longer than the marketing suggests. Treat this table as a way to narrow five or six corridors down to two, not as a final answer.

There’s no single best area — it depends on whether you’re prioritising luxury and brand, airport access, rental yield, or long-term appreciation. Golf Course Road suits prestige and liquidity; Dwarka Expressway suits airport-frequent buyers; New Gurgaon suits affordability and growth risk.
For buyers prioritising rental demand, resale liquidity and an established address, generally yes. For buyers purely optimising for appreciation from a lower base, other corridors carry more upside and more risk.
It offers the lowest entry price and clear long-run growth logic, but social infrastructure and some announced connectivity (like a metro extension) are not yet fully in place. It suits patient, long-horizon investors more than buyers wanting a finished neighbourhood today.
Golf Course Road and established pockets of Golf Course Extension Road tend to see the strongest corporate rental demand, given proximity to Cyber City and MG Road’s commercial hubs.
Yes — it’s Gurgaon’s most airport-oriented corridor, though buyers should factor in that some sectors are still building out their social infrastructure alongside residential supply.
Both are common NRI choices; the right one depends on maintenance preference, rental target tenant, and how much land-share ownership matters to you. Our high-rise vs independent floor comparison covers the trade-offs in detail.
Treat announced-but-unbuilt infrastructure as upside, not a certainty. Corridors that have already delivered their key infrastructure (like the Dwarka Expressway itself) carry less timeline risk than ones still awaiting a DPR or approval.
Micro-market conditions and infrastructure timelines change; verify current status for any specific project before transacting.
