Reliance MET City isn’t the only industrial township option in the Haryana NCR belt. IMT Manesar and IMT Bawal are older, more established industrial areas that come up constantly in the same conversations — “should I look at MET City or Manesar/Bawal instead?” The three aren’t really substitutes for each other; they’re at different stages of maturity and serve different buyer profiles. Here’s what’s actually verifiable about each, sourced separately rather than taken from any one project’s own marketing.

A caveat on the area figures: Wikipedia’s area numbers for Manesar and Bawal describe the towns/tehsils, not necessarily the industrial estate footprint alone, while the portal-sourced acreage for Bawal comes from a real estate marketing site we can’t independently verify. MET City’s 8,250-acre figure, by contrast, comes directly from METL’s own site as a planned development area, not a completed built-out footprint. These aren’t apples-to-apples numbers, and we’re flagging that explicitly rather than presenting them as directly comparable.
IMT Manesar is the most mature of the three by a wide margin. Per Wikipedia, it hosted approximately 2,200 manufacturing units as of 2023, with HSIIDC having allotted more than 2,100 industrial plots historically. Employment is estimated around 300,000 workers, with roughly two-thirds commuting in daily. Major tenants include Maruti Suzuki, Honda, Jaguar Land Rover-linked operations, JBM Auto, and a Toshiba-branded eco-industrial zone, alongside the 170-acre Manesar Software Technology Park.
Connectivity is Manesar’s strongest card: it sits directly on NH-48 (Delhi-Jaipur), the Western Peripheral Expressway and the Dwarka Expressway corridor, roughly 40 km from IGI Airport by Wikipedia’s figure. The Haryana Orbital Rail Corridor also has a planned stop at Manesar, with the Manesar–New Patli section (5.9 km) reported operational since 2025 — making Manesar the only one of the three townships with an already-operational rail-corridor segment as of this writing.
IMT Bawal, in Rewari district, is older than MET City but smaller and less internationally known than Manesar. Sources describe it as built out across four phases since 1995, hosting manufacturers including Toyota Gosei Minda, Becton Dickinson, YKK India and Keihin Fie, among others — a real but more modest tenant roster than Manesar’s marquee names. It sits on NH-48, roughly 50–60 km from Gurugram and about 11–14 km from Rewari district headquarters, per the sources we checked (which disagreed slightly on the exact Gurugram distance — we’re presenting the range rather than picking one).
We found no evidence of an operational passenger rail corridor stop directly serving Bawal comparable to Manesar’s Haryana Orbital Rail Corridor segment; Bawal has its own railway station on the Alwar–Rewari line, which is a different, older line.
MET City is the youngest and largest-by-planned-area of the three, and the only one built as a genuinely mixed industrial-residential-commercial township from the outset rather than a pure industrial estate that later added ancillary development. METL’s own site cites 600+ operating companies from over 10 countries and 40,000+ jobs (a September 2026 investment-update report citing the company put this at “more than 650 companies from 12 countries” — see our CEO and investment update for that discrepancy). It also carries fresh momentum: Rs 8,646 crore in investment MoUs disclosed in mid-2026 under Haryana’s Make in Haryana Industrial Policy 2026, and a private freight terminal positioning it within the Delhi-Mumbai Industrial Corridor’s influence zone.
What MET City doesn’t yet have is Manesar’s decades of proven occupancy, its established supply-chain ecosystem, or an operational rail-corridor stop. It’s a bet on where the corridor is headed, not a purchase into an already-mature industrial base the way Manesar is.
None of these three is a strict upgrade or downgrade of another — they serve different combinations of budget, timeline and risk tolerance, and “which is better” depends entirely on whether you’re buying industrial land to operate a business, industrial land to hold, or a residential plot in a township whose industrial base is one input among several to that decision.
Is Reliance MET City bigger than IMT Manesar or IMT Bawal?
By planned area, MET City’s cited 8,250 acres is larger than the industrial-estate-specific figures reported for Bawal (~3,664 acres per a real estate portal) and appears larger than Manesar’s core industrial estate, though Manesar’s broader town/tehsil area (124.32 km², per Wikipedia) isn’t directly comparable to MET City’s planned-development figure.
Which is closer to Gurugram: MET City, Manesar, or Bawal?
Manesar is closest, sitting directly on NH-48 near Gurugram’s own industrial belt. MET City is described by its developer as “adjoining” Gurugram/Delhi NCR without a published exact distance. Bawal is farthest, roughly 50–60 km from Gurugram per available sources.
Does MET City have the same industrial track record as Manesar?
No. Manesar has decades of established occupancy (around 2,200 manufacturing units as of 2023) and marquee tenants like Maruti Suzuki and Honda. MET City’s industrial base, while real and growing per 2026 investment disclosures, is newer and less proven over a long cycle.
Can I buy a residential plot in IMT Manesar or IMT Bawal the way I can at MET City?
Not in the same way. Manesar and Bawal are HSIIDC-developed industrial estates; MET City is structured by its developer as a mixed industrial-residential-commercial township, which is why it markets residential plots that Manesar and Bawal, as industrial estates, generally do not in the same form.
Which has better rail connectivity?
