Ask a broker how much new housing is actually coming to the stretch of Gurugram where NH-48, the Dwarka Expressway and the Southern Peripheral Road meet, and you’ll usually get a project name — whichever one that broker happens to be selling. That’s a reasonable answer to “what should I buy,” but it’s the wrong answer to a more basic question a lot of buyers are actually asking first: how much supply is landing on this corridor, from how many developers, and what does that add up to?
This piece answers that question directly, without centering on any single project. It maps what’s actually live and selling today, what’s registered but not yet marketed, what’s still just land, and how all of that sits inside Gurugram’s much larger 2026 building wave.
Across the Sectors 71–115 stretch that runs along NH-48, the Dwarka Expressway and SPR, Gurgaon Floors counts six actively marketed residential launches with a combined 4,000-plus units already registered with HARERA, plus at least two more sizeable parcels — L&T Realty’s Sector 81/86 land and a reported Sobha project in Sector 84 — that are land-banked but not yet registered. That’s a genuinely large, concurrent wave of supply converging on a similar buyer pool, inside a Gurugram-wide market that approved 51 new projects worth ₹38,050 crore in H1 2026 alone.
“New Gurgaon” isn’t one address — it’s the belt of sectors, roughly numbered from the 70s through the 110s, that sits south and west of the older Golf Course Road core, organised around three arterial roads: NH-48 (the Delhi-Jaipur highway), the Dwarka Expressway (fully operational along its main stretch since 2025), and the Southern Peripheral Road, which links the Golf Course Extension Road corridor across to Sohna Road. Sectors 81 and 86 — where L&T Realty’s land sits — are close to the point where all three roads converge, which is exactly why so many developers have been active in the immediately surrounding sectors over the past two years.
| Project | Sector | Developer | Land / Units | Status |
|---|---|---|---|---|
| Signature Global City 81 | 81 | Signature Global | 11.97 acres, 1,035 units | RERA-registered 2021-22; partially ready to move |
| Emaar Serenity Hills | 86 | Emaar India | ~25.9 acres, ~997 units | RERA-registered Oct 2025; early construction, possession ~2032 |
| Birla Pravaah | 71 | Birla Estates | 5.075 acres, 492 units | RERA-registered Nov 2025; sold out in 24 hours |
| Sobha Aranya | 80 | Sobha Limited | 14.81-acre Phase 1, 524 units | RERA-registered April 2024; under construction, possession Dec 2030 |
| ATS Sanctuary 105 | 105 | ATS HomeKraft | 13.07 acres, ~734 units across phases | RERA-registered 2024-25; under construction, possession ~2027 |
| M3M Capital | 113 | M3M India | Multi-phase, ~1,400-1,700 units reported | RERA-registered 2022 & 2024; phased possession from mid-2026 |
That’s roughly 4,700-plus units already registered and in some stage of selling or building across just these six projects — and this table deliberately leaves out the dozens of smaller, older, non-branded launches scattered across the same sectors that don’t carry the scale to move a corridor-level supply count.
Two names sit outside the table above because neither has cleared a RERA filing, and neither should be treated as comparable supply to the projects above until they do.
L&T Realty, Sector 81/86: roughly 20 acres, acquired for ₹1,123 crore in April 2026, with a developer-stated development potential of about 3.6 million sq ft — but no project name, no RERA filing, and no price, more than five months after the deal closed. See Gurgaon Floors’ full benchmark on how that timeline compares to other Gurugram launches.
Sobha, Sector 84: reported by brokers as an upcoming Sobha launch a few sectors from its own Aranya project, with no RERA registration Gurgaon Floors could independently verify. Any pricing circulating for this project is extrapolated from Sobha’s other New Gurgaon launch, not an official figure.
Treat both as real possibilities for future supply, not current inventory — under Haryana’s RERA rules, neither can legally be marketed, priced or booked yet.
It’s worth sizing this corridor’s supply against the city as a whole. HARERA Gurugram approved 51 new projects worth roughly ₹38,050 crore in the first half of 2026 alone, adding about 16,700 units to the pipeline — of which luxury residential accounted for more than 92%. Eleven of those 51 projects alone represent close to ₹25,000 crore of that total, concentrated among a handful of marquee developers. Industry reporting on that data points to Sectors 76-77, 102 and 112 on the Dwarka Expressway corridor, and Sectors 71 and 79 on SPR, as specific areas of concentration — which lines up closely with the Sector 71-115 stretch this piece is mapping.
The practical read: the six live projects in the table above are not an isolated cluster of activity — they’re the visible, already-registered slice of a much larger citywide wave that’s still working its way from “approved” to “marketed” through the second half of 2026. More of what’s currently sitting in that pipeline is likely to surface on this same corridor before the year is out.
Beyond the projects above, the Haryana Shahari Vikas Pradhikaran confirmed in early 2026 that it is procuring roughly 23,739 acres of new land across Gurugram — its largest push in about two decades — with a first phase specifically naming the SPR belt (Sectors 76-80) and the Dwarka Expressway extension (Sectors 99A-104) among the areas targeted for new sector notification. Gurgaon Floors covered this in detail in HSVP’s 23,739-acre land push, and the short version for this piece is: this is a multi-year-away second wave, not current supply, but it confirms the corridor this article maps is exactly where the next round of expansion is aimed too.
Six live projects and at least two land-banked parcels converging on largely the same stretch, inside a citywide luxury-housing wave that’s still accelerating, is not automatically a bad sign for buyers — new supply chasing genuine demand is a healthy market. But it does mean two things worth taking seriously. First, differentiation between projects matters more here than in a scarcer market: Emaar’s pitch is open-space ratio and brand; Sobha’s is builder pedigree and an in-estate golf course; ATS undercuts everyone on price; Signature Global is already delivering. Buyers comparing across this corridor should weigh what’s actually different about each project, not just its address. Second, timing matters: a buyer who waits for L&T or Sobha’s Sector 84 land to formally launch is choosing to wait behind an already-substantial queue of competing, currently-live inventory rather than getting in ahead of it.
Neither L&T’s nor Sobha’s Sector 84 land has an announced launch date, price, or configuration. The pace at which HARERA’s broader H1 2026 approval backlog actually converts into marketed, live projects on this specific corridor over the rest of 2026 is not something any single source has predicted with precision — this piece will be updated as that becomes clearer.
At least 4,700 units are already RERA-registered and selling or under construction across six major projects in Sectors 71, 80, 81, 86, 105 and 113, with at least two more sizeable parcels (L&T Realty’s Sector 81/86 land and a reported Sobha Sector 84 project) land-banked but not yet registered.
Signature Global City 81 is the furthest along, registered in 2021-22 and reported partially ready to move. The rest — Emaar Serenity Hills, Birla Pravaah, Sobha Aranya, ATS Sanctuary 105 and M3M Capital — are under construction with possession dates ranging from 2026 (phased, M3M Capital) to 2032 (Emaar Serenity Hills).
It’s a real question worth watching rather than a settled answer. The corridor’s six live projects sit inside a Gurugram-wide wave of 51 newly approved projects in H1 2026 alone, which means competition for the same buyer pool is genuinely intensifying — but absorption so far (Birla Pravaah’s 24-hour sellout, Signature Global’s partial occupancy) suggests demand has kept pace for now.
As land-banked, not live, supply. L&T’s roughly 20-acre Sector 81/86 parcel has no RERA filing, name or price more than five months after its April 2026 acquisition closed — see Gurgaon Floors’ dedicated look at how that timeline compares to other Gurugram launches.
Golf Course Extension Road (Sector 63A and around) is an established, land-scarce luxury corridor with two decades of price history. This NH-48/Dwarka Expressway/SPR stretch is newer, still assembling its social infrastructure, and generally prices meaningfully below Golf Course Extension Road for comparable configurations.
Likely yes. HSVP’s 23,739-acre Gurugram land push specifically names the SPR belt and Dwarka Expressway extension sectors as early targets for new sector notification, though that supply is years away from producing sellable inventory.
Taken together, the NH-48/Dwarka Expressway/SPR corridor already carries a genuinely large, multi-developer wave of live and near-term residential supply — well before L&T Realty’s land or a reported Sobha Sector 84 project add anything further to the count. For a buyer researching this stretch broadly rather than one project specifically, the useful takeaway is less “which project” and more “how crowded is this about to get” — and the honest answer, based on what’s actually registered today, is: considerably more crowded than a single project page will tell you.
