The single NCR-region entry, Green Reserve in Noida, sits under Uttar Pradesh’s RERA regime, not Haryana’s — a different regulator, different enforcement track record, and not a direct precedent for how L&T would execute in Gurugram. Taken together, the record supports a specific, limited conclusion rather than a broad one. L&T Realty is a genuine, multi-city residential developer with real delivered stock — Crescent Bay in Parel is a large, visible redevelopment project in one of Mumbai’s most expensive micro-markets, and Raintree Boulevard and the Seawoods cluster represent sustained, multi-phase execution over years.
