Two Different Bets on the Same Stretch of Road

Godrej Verano, Sobha Crescent, Anant Raj The Estate, M3M Altitude and DLF’s existing project The Arbour are all within a few kilometres of each other. Two more names are attached to this stretch without a confirmed launch: a third Conscient “Elevate” phase, and DLF’s first entry into senior living. They are not competing with each other in any real sense — one is a conventional luxury apartment pre-launch, the other an age-restricted, service-oriented residential format — but they are frequently mentioned in the same breath by local brokers because they occupy the same micro-market and the same stage of non-existence: talked about, not yet real in regulatory terms.

Conscient Elevate 3.0: What Could and Couldn’t Be Verified

Conscient Infrastructure has an established track record on this corridor. Elevate, its first project in this line, is a delivered 3 & 4 BHK development in Sector 59. Elevate Reserve, in Sector 62, is under construction. Both appear, by name, on Conscient’s own residential projects page.

A third phase, referred to across broker and aggregator sites as “Conscient Elevate 3.0” or “Conscient Hines Elevate 3.0,” in Sector 63A, does not. As of this publication, Conscient’s website lists five ongoing residential projects — Parq, Elevate Reserve, Asaya, Elaira Residences and Habitat 102 — and a further list of delivered projects including the original Elevate in Sector 59. That doesn’t mean the project is fictitious — developers routinely test names and locations with channel partners before anything reaches an official site or a RERA filing, and pre-launch EOI collection ahead of a public announcement is common practice in this market. But it does mean that everything currently published about Conscient Elevate 3.0 — the ₹7 crore starting price cited by aggregators, unit counts, acreage, tower configuration, amenities — is broker-sourced and has no corroboration from Conscient, from Hines, or from the Haryana RERA portal. DLF’s Senior Living Project: What DLF Has Actually Said

In his words: “Senior Living, as you know, is a retirement policy scheme that we are going to be launching soon. This is in process now. As soon as we get the data, we will make those announcements accordingly.”

That is the entire body of officially sourced, on-record information about this project as of publication: an approximate revenue figure, an approximate built-up area, a general location, and a launch that has already slipped by at least one full quarter.

Where the “Arbour” Branding and the Rest of the Detail Comes From

Numerous broker and property-portal sites — independent of DLF — refer to the project as “DLF Arbour Senior Living,” and attach a specific set of numbers to it: 170–172 units, a single tower of G+44 to G+47 storeys, roughly 4.5 to 5 acres, a healthcare tie-up with Medanta, a starting price above ₹12 crore, and a possession date around March 2030. None of these figures appear in DLF’s own earnings-call disclosures. DLF’s own marketing landing content for this project, which Gurgaon Floors has published separately as an overview of DLF’s Senior Living project, refers to it simply as “The Senior Living” and does not use “Arbour” branding or cite unit counts, tower height, or a named hospital partner.
