That changed, partially, on September 1, 2026, when the Economic Times reported an on-record statement from Sudhanshu Dutt, CEO of Elevate Homes — the Hines-Conscient Infrastructure joint platform — confirming a new residential development on Golf Course Extension Road in Sector 63A. This is the first company-attributed confirmation this project has received since brokers began marketing it. It is also, on close reading, only a partial match to what those brokers have been selling.
This matters because Sector 63A has become one of Gurugram’s most contested luxury corridors, with Godrej Verano, Sobha Crescent, DLF Aureva and Anant Raj The Estate Residences all active nearby. A genuinely confirmed fourth or fifth entrant changes the competitive map. A confirmation that only partly matches the marketing changes the due-diligence calculus for anyone already in touch with a broker about this project.

The Economic Times report, published September 1, 2026, quotes Sudhanshu Dutt, CEO of Elevate Homes, directly: “The project, spread across 10.5 acres, will offer over 600 expansive three- and four-bedroom residences across two phases, with a strong emphasis on liveability, wellness and sustainability.” The article states the project cost is expected to be around ₹4,000 crore, with revenue potential of around ₹9,000 crore, and that this is Elevate Homes’ third residential project — following the completed Elevate in Sector 59 and an ongoing Kamla Nagar, Delhi development — taking the platform’s gross development value to ₹17,000 crore.
This is a materially different, and more credible, level of confirmation than existed as of Gurgaon Floors’ last check on this project on September 5, 2026. A CEO quote in a national business daily is not a RERA filing or a developer press release, but it is a genuine on-record corporate statement, not broker marketing dressed up as news.
Three things have not moved since the ET report, and buyers should weigh that gap carefully:
Hines’ own website. As of this writing, Hines’ properties page lists only the original “Elevate” project in Sector 59 (556 units, delivered in phases through 2025). No Sector 63A project appears in Hines’ property listings or in its press releases feed, which last carried an India-specific release in 2022 announcing the Elevate Homes platform itself.
Conscient’s own website. Conscient Infrastructure’s residential projects page features Parq, Elaira Residences, Elevate Reserve, the original Elevate, and Conscient SOHO as its ongoing and featured developments. No Sector 63A project — under the name “Elevate 3.0,” “Elevate Vista,” or any other — appears among them.
RERA registration. Gurgaon Floors could not independently verify a Haryana RERA registration number for this project on the official portal at haryanarera.gov.in. Broker listings describe registration as “coming soon” or “pending,” which is consistent with a project that has been confirmed at the corporate-statement level but not yet formally filed.
The most concrete conflict between the official confirmation and existing broker marketing is the unit count. Multiple broker and aggregator websites — predating the ET report — have marketed this project as 244 luxury residences across four (some list six) towers, priced from roughly ₹7 crore. The CEO’s on-record statement to ET describes “over 600” residences across two phases. These are not close approximations of the same number; they describe developments of substantially different scale.

One plausible explanation is that broker marketing describes only the first of the two phases the CEO referenced, while the 600+ figure covers the full, two-phase build-out. That would be a reasonable reconciliation — but it is Gurgaon Floors’ inference, not a confirmed fact, and no source we found states this explicitly. Buyers should ask any broker quoting a specific unit count or tower configuration which phase, and which source, that number comes from.
Sector 63A sits on Golf Course Extension Road, within the same micro-market as several other high-profile launches Gurgaon Floors has covered in detail: Godrej Verano, Sobha Crescent, and the neighbouring DLF The Arbour in Sector 63. The corridor also hosts Anant Raj’s The Estate Residences. If Elevate Homes’ Sector 63A project proceeds as described, it would add a fifth major branded entrant to a stretch of road that has rapidly gone from developing to saturated at the ultra-luxury end.
The location itself is not in question: Golf Course Extension Road has established social infrastructure, expanding connectivity, and sustained end-user demand, as the ET report itself notes. What remains open is whether this specific, CEO-confirmed project will carry the “Elevate 3.0” branding buyers are already being pitched, and whether its final specifications will match what’s currently being marketed.
The Hines-Conscient partnership has a real, checkable history on this exact corridor. Elevate in Sector 59, their first joint project (launched 2019), reported total sales turnover of over ₹1,100 crore and was completed in phases through 2025 — it is now largely a resale market. Elevate Reserve in Sector 62 carries a verifiable HARERA registration (RC/REP/HARERA/GGM/757/489/2023/101). Both lend genuine credibility to the platform. Buyers who already trust the Hines-Conscient track record from Elevate Sector 59 or Elevate Reserve, and who are comfortable engaging at the pre-RERA, pre-official-launch stage in exchange for potential early pricing, may find this a reasonable project to start tracking now. Buyers specifically drawn to Golf Course Extension Road’s Sector 63A cluster who want a fifth data point alongside Godrej Verano, Sobha Crescent and DLF Aureva should also keep this on their radar, given the credibility the CEO statement adds relative to pure broker marketing.
Buyers who need RERA-registered, price-locked, contractually specified inventory today should wait. Anyone being quoted a specific unit count, tower configuration, floor plan or price by a broker right now should treat those figures as provisional at best, given the direct conflict between the 244-unit broker figure and the CEO’s 600+ figure. Buyers uncomfortable committing token or booking amounts against a project that doesn’t yet appear on either partner’s official website should also hold off.
The genuine, disclosed uncertainty here is the unit-count and configuration mismatch: Gurgaon Floors could not determine which figure — broker or CEO — will define the final, RERA-registered project, or whether they describe different phases of the same development. Buyers should independently verify, at the time of any booking discussion: the RERA registration number (checked directly on haryanarera.gov.in, not taken from a broker PDF); the exact unit count and floor plans as filed with RERA, not as marketed; the payment plan and any pre-launch payment structure, which carries elevated risk before RERA registration exists; and whether the project will in fact use the “Elevate 3.0” name or a different official name at launch.
