A resale unit at Aralias hands over immediately and pays zero GST. A fresh DLF booking at The Dahlias costs roughly double per sq ft and won't be ready until December 2031. The real trade-off, worked through with current numbers.
Read ArticleDLF isn't the seller in an Aralias resale, so why does the builder's record still matter? Because of structural quality, the Golf Course Road brand halo, and a legacy regulatory history worth knowing before you commit ₹25 crore or more.
Property portals describe Club Aralias with the same five-star language used for DLF's brand-new towers. The independently verified picture is more modest, and more useful for a buyer deciding what an 18-year-old clubhouse actually delivers.
Every DLF Aralias apartment was handed over as a bare shell - no fixed interiors, no two units alike. Here's what the 4 BHK and 5 BHK layouts actually contain, why sizes run from 5,575 to 9,600 sq ft, and what bare-shell delivery means for a resale buyer today.

DLF Aralias has no RERA registration and never will — the project predates the Act by eight years. Here is exactly what protects a resale buyer instead: the title chain, occupation certificate and society documents that do the job RERA can't.
Aralias turned eighteen in 2026, its resale market has no RERA project registration to lean on, and it sits inside a Gurugram luxury segment where unsold inventory has jumped 29% in six months. Three risks a buyer should actually weigh.
The Rapid Metro's Sector 42-43 station sits under 2 km from DLF Aralias, but the new 27-station Gurgaon Metro line breaking ground in 2026 will bypass it entirely. What that means for the commute in and out of Golf Course Road.
One portal claims DLF Aralias appreciated 26% in a year. Corridor-level data says something closer to 12-13%. The gap matters — here is the defensible return case, the tax drag, and what has to hold for the next decade.
